We provide real estate valuation services in accordance with the Regulation on the Methodology for Valuation of Property (Official Gazette of Montenegro no. 64/18).
Valuations can be performed for various purposes, including:
- For financial reporting purposes in accordance with International Financial Reporting Standards (IFRS)
- For analysis, consideration, or implementation of transactions such as property sales, mergers and acquisitions, or restructuring, for internal management purposes to make decisions of strategic importance
- For judicial, investment, or commercial disputes
- For the purpose of obtaining additional financing sources and securing mortgages or pledges
- For the valuation of assets in bankruptcy proceedings, in accordance with the Bankruptcy Law
- Other purposes in accordance with legal acts and international valuation standards.
The valuation process involves providing expert opinions on value and determining the value of assets based on a systematic approach, which includes the following activities:
- Physical and legal identification of the property being valued (subject of valuation)
- Identification of property rights (documentation)
- Determination of the purpose of the valuation
- Determination of the effective date of the valuation
- Collection and analysis of data required for the chosen approach and valuation methods
- Selection and application of valuation methods
- Drawing conclusions on value and preparing reports.

- Apartments
- Business complexes
- Factories
- Commercial spaces
- Family homes
- Land
- Objects under construction,
- hotel complexes,
- mixed residential-commercial properties.
Documentation required for conducting the valuation includes:
- Real Estate Certificate
- Copy of the Plan
- Sales Agreement
- Extract from the Urban Plan
- Project documentation
- Latest valuation report
- Financial statements for the previous three years (for valuations of properties owned by companies).
