The service of property valuation can be obtained for any real estate, plant and equipment, or capital of a company within the territory of Montenegro.
The assessment process entails providing an expert opinion on the value, as well as determining the value of the real estate, based on a systematic approach, which includes the following activities:
- Identification of property rights being evaluated (documentation):
-Deed of property ownership (apartments, commercial spaces – condominium)
-Copy of the plan (family houses, mixed residential-commercial buildings, business complexes, land)
-Sales contract
-Extract from the urban plan (family houses, mixed residential-commercial buildings, business complexes, land)
-Project documentation (family houses, mixed residential-commercial buildings, business complexes)
- Determining the purpose of the appraisal:
-Securing loans for individuals or businesses
-Determining the value of non-monetary contributions in forming the share capital of a company
-Auditing the accounting value in financial statements
-Application of International Financial Reporting Standards – IFRS 16
-Determining the liquidation value in case of forced sale or bankruptcy
-Establishing the investment amount in the reconstruction of properties
-Insuring properties
-Transactional purposes
-Real estate transactions – assisting sellers in determining an acceptable price or assisting buyers in determining the offered price for real estate
-Estate divisions
- Securing loans for individuals or businesses
- Determining the effective date of appraisal (the time frame within which the appraisal is conducted)
- Collecting and analyzing data required for the selected valuation method Selecting and applying the valuation method
- Drawing conclusions about the value and preparing a report.
